Warehouse Renovation
With ownership of the Cheatham Street Warehouse property secured, CSMF can begin much-needed renovation work. This includes raising and leveling the building; repairing the building envelope (roof, walls, doors, and windows); updating the electrical, plumbing, and HVAC systems; and bringing the building into compliance with the Americans with Disabilities Act (ADA).
Phase 1: Foundation Repair
The most critical of these, and therefore the first to be addressed, will be the raising and leveling of the building. Over time, the earth on which the building sits has shifted, with the result that today the ground beneath the building is lower than the ground surrounding it. (Finlay believes that a flood, which inundated the site in 1998, was the primary cause of the problem.) As a result, water now collects beneath the building, and higher ground around the perimeter blocks airflow and drainage, further trapping the moisture. This damp environment is damaging to the building in several ways:
• The wooden posts that support the warehouse have shifted in the soft soil, creating uneven floors inside the building and placing stress on the building’s structural members.
• The building’s entire wooden pier-and-beam substructure is highly susceptible to moisture damage and insect damage.
• The wet conditions provide a breeding ground for mosquitos and other insects.
• Tradespersons must dig to gain access to the utilities beneath the building, making repairs to the building’s foundation and systems difficult.
To remedy this situation, the Warehouse will be raised, the existing wooden posts will be replaced with new concrete piers, and the site will be leveled to provide adequate drainage beneath the building. At the same time, the existing ramp at the front entrance will be removed and replaced with a ramp that meets ADA requirements. The rest of the building's exterior will be returned to its 1974 appearance using new and reclaimed materials as appropriate.
All work during Phase 2 will meet the Secretary of the Interior’s Standards for the Treatment of Historic Properties.

Phase 3: Interior Renovation
After exterior work is completed, the interior of the building will be renovated, preserving the character of Cheatham Street Warehouse while adding handicapped-accessible restrooms, energy-efficient appliances and lighting, and improved air-handling systems.
All work will meet the Secretary of the Interior’s Standards for the Treatment of Historic Properties.
